Housing in Hammarby Sjöstad

The detailed plan holds roughly 400–500 homes, 4,000–5,000 workplaces, a preschool, new squares and a playground on the slope rising towards Hammarbyhöjden. Eight ten-storey point blocks are proposed along a new street on the north side of Hammarbyskogen and four of six to seven storeys where Kalmgatan is extended, while Hammarbyvägen is lowered and merged with Hammarby fabriksväg into a city street reached by a new bridge continuing Virkesvägen. Consultation ran in spring 2022; the city plans review in the fourth quarter of 2026, approval in the planning committee in the third quarter of 2027 and adoption by the council in the second quarter of 2028.

These 80 flats sit inside the roughly 450 homes of Sjöstadshöjden and are listed separately here because the developer publishes its own figures for them. Familjebostäder holds a land allocation at Kalmgatan for around 80 rental flats of 2–5 rooms with lifts, together with a six-department preschool. Letting runs entirely through Bostadsförmedlingen, so a place in the housing queue is required, and the company states that no date for letting has been set. The buildings are to follow the terrain of the slope and keep sight lines open towards the 1930s functionalist housing above.

The proposal covers about 30 homes and a small amount of office space on a plan area of roughly 4,500 square metres north of the Luma factory, facing the canal. New building is to stay low and sit carefully against the heritage setting, the shoreline protection, the stormwater handling and the footpaths crossing the site; the Luma 1 property is owned by Fabege. Plan work began in October 2025, consultation has been pushed back to 26 January–9 March 2027, and a decision on adoption is scheduled for February 2028.

Around 1,600 homes remain to be built in the north-eastern part of the district, with studies still under way, according to the city page for the development area. The same page puts roughly 2,000 homes of the some 12,700 planned as still outstanding across Hammarby sjöstad, where about 21,000 people now live. The most recently finished areas are the Lugnet block, completed in 2020, and the Påsen and Godsvagnen blocks, completed in 2021.
