Building projects in Hammarby Sjöstad

Hammarby Sjöstad was planned for about 12,700 homes and 400,000 square metres of workplaces on the former harbour and industrial land south of Hammarby sjö, and the city puts the whole area as complete around 2027. What remains is Fredriksdal, Sjöstadshöjden in the 2030s, and the blue metro line to Nacka with its Hammarby kanal station in 2030.

Station Hammarby kanal

The blue line's station is being built beneath Hammarby kanal and will be, in Region Stockholm's words, the first underwater station in Stockholm. The platform lies 40 metres below ground and the station gets two exits: one at Vintertullen on Södermalm, entered from the ground floor of Katarina Bangata 80, and one in Luma next to the tvärbana light-rail stop at Lumaparken. The ride to T-Centralen takes six minutes with no change. Monika Larsen Dennis is making the artwork.

Hammarby kanals södra uppgång i Lumaparken

The exit is going up in the western part of Lumaparken, where escalators and a lift will run from street level down to the ticket hall and a further escalator down to the platform. Blasting in the park is finished, as are all the tunnels on Södermalm and in Hammarby sjöstad; what remains is the lift and escalator shafts in Norra Hammarbyhamnen. Ventilation shafts stand at Lumagatan and Heliosgången. The work tunnel at Hammarby fabriksväg is the way in for machinery, building material and crews for as long as the build lasts.

The detailed plan, adopted by the city council on 13 July 2016, allows around 73,000 square metres of offices and around 7,000 square metres of premises for retail and light industry. The city has sold the land and three of six parts are finished; the volumes run five to nine storeys, and the 27-storey office tower was completed in autumn 2020. The city counts on around 5,000 new jobs once everything is built. The same block has gained a switchgear station for Svenska kraftnät and a gas blending station serving the bus depot in Fredriksdal, and a skate hall for Fryshuset is planned.

Fryshusets nya gymnasieskola

On Textilgatan, on the Fryshuset 1 site, the foundation is building a new school of its own. The build is reckoned to take two years and to be ready for the start of the autumn term in 2028; the detailed plan covering the site gained legal force back in April 2002. Three trees on Textilgatan come down during the work, held back as they were by pipework and cramped ground, and four new ones go in once the school is finished.

Along the shore at Sickla udde the ground is sinking where it stands on no piles, and the jetties by the waterside promenade have been affected. The city gives soft soil and clay, plus fill laid during development, as the cause, and judges the buildings themselves secure because they are piled to bedrock. Ground mirrors went up in spring 2024 to measure the movement. A decision of direction was taken in December 2024, detailed design ran through autumn and winter 2025, and an implementation decision is expected in autumn 2026.
